Almaden Valley - San Jose CA 95120

Almaden Valley, nestled in the southern part of San Jose, California, is renowned for its serene, suburban charm and natural oaktree-covered beauty. Framed by rolling hills and scenic landscapes including the box on top of Mount Umunhum, this residential area consists of an array of spacious homes and well-maintained neighborhoods.

Blossom Valley - San Jose CA 95123 and 95136

Blossom Valley, situated in the southern region of San Jose, California, is a vibrant and family-friendly community known for its blend of suburban tranquility and urban convenience. This neighborhood is characterized by its wide streets, diverse array of single-family homes, and well-kept public spaces. It's appreciated for its accessibility to shopping centers, local eateries, and a variety of schools, making it a popular choice for families.

The area is also home to several parks and recreational facilities, including the Martial Cottle Park, which offers expansive green spaces for outdoor activities. Blossom Valley's location provides easy access to major highways, connecting residents to the greater Silicon Valley and downtown San Jose. Schools in this area are mid-range.

Homes in Blossom Valley are more affordable with smaller homes typically 1000-1800 sqft and prices ranging from $500,000 for a condo upto $2 Million for a newer home around 3000 sqft.

Cambrian - San Jose CA 95124 and 95118

Cambrian, located in the western part of San Jose, California, is a sought-after neighborhood known for its suburban feel, combined with the convenience of city living. This area features a mix of charming single-family ranch-style homes, tree-lined streets, and well-maintained gardens, creating a welcoming and family-friendly atmosphere.

Cambrian is celebrated for its excellent schools including Union School District and Cambrian Elementary district, diverse shopping options, and a variety of local eateries, offering a slice of suburban life with an urban twist. Homes for sale in Cambrian are mostly smaller 1200 sqft to 2000 sqft, mostly built in the 1960s with many beautifully remodeled since. Some newer construction homes exist especially near Houge Park or in the unincorporated area near Union Ave and Camden Ave. 

Campbell, CA 95008

Campbell CA offers a vibrant “Main St” on E Campbell Avenue with frequent street festivals, farmer’s market and newly updated Pruneyard shopping center. Homes built in 1950s/60s with some areas built with newer homes.

Central  - San Jose, CA 95126, 95110, 95112 and 95113

Central San Jose California, is a dynamic and culturally rich area encompassing several distinctive neighborhoods, including the Rose Garden, Shasta Hanchett, and Japantown.

The Rose Garden area is renowned for its namesake, the San Jose Municipal Rose Garden, a stunning and fragrant display of thousands of roses, alongside elegant, historic homes.

Shasta Hanchett features charming, eclectic architecture with a mix of Victorian and Craftsman styles, creating a picturesque suburban setting. The tree-lined streets are exceptional charming and the neighborhood is more historic than many others in San Jose.

Japantown, one of the few remaining authentic Japantowns in the United States, offers a unique blend of cultural heritage, with traditional shops, markets, and eateries, alongside vibrant festivals and events. Evergreen  - San Jose CA 95135 and 95138

The Evergreen neighborhood in San Jose is an established community in the southeastern part of the city. It butts up against the East Foothills and is close to Alum Rock Park and Joseph D. Grant County Park, which offer hiking, camping, and other recreational activities. It's also home to the Silver Creek Valley Country Club, which offers golf, swimming, and other country club hallmarks.

Evergreen is a family-friendly neighborhood with highly rated schools. It is a quiet neighborhood that is slower paced than some of the other neighborhoods in San Jose, yet still has a lively culture complete with a farmer's market and many restaurants. It offers a suburban lifestyle close to downtown San Jose within commuting distance of many jobs.

When it comes to homes in the Evergreen neighborhood, there is fairly wide range. Some of the homes in Evergreen are nestled in the foothills with fabulous views, while others occupy neighborhood streets.

Santa Teresa - San Jose CA 95119 and 95139

Santa Teresa is a lovely neighborhood occupying the southernmost urban area of San Jose. It is situated between the Santa Teresa Hills and the 101 freeway. Santa Teresa boasts a number of beautiful parks– nature is never too far away. Residents frequent Santa Teresa County Park, Palmia Park, Los Paseos Park, and many others.

Santa Teresa is mostly served by the Oak Grove School District, which is highly regarded and desirable for those raising families. It is also home to the Kaiser San Jose Medical Center with many employees living nearby. It is highly accessible to both the 101 and 85 freeways, making commutes relatively short and easy.

Homes in Santa Teresa range widely with some luxury homes nestled in the foothills as well as more affordable single family homes. There are a fair amount of ranch style homes which are popular in many areas on San Jose.

Willow Glen - San Jose, CA 95125

Sometimes called the "jewel of San Jose, Willow Glen is a desirable neighborhood close to San Jose's vibrant downtown. Willow Glen is lively in its own right– it's home to a downtown area on Lincoln Ave., which has an array of shops and restaurants. There is also a weekly farmer's market.

Near this attractive downtown section, there are homes full of character that were built over a large span of years, some as early as 1910. Homes range from 2 bedroom bungalows to large rebuilds. The most valuable properties are walking distance to Lincoln Ave. Willow Glen makes up a large area, however. The southern area is home to many homes built in the 1960s– there are ranch style homes as well as pockets of Eichlers.

Willow Glen is a family-friendly neighborhood in a convenient location. Schools are generally well-regarded and many residents commute using the 85, 87, and 17 freeways.

West - San Jose CA 95129 and 95130

West San Jose is one of the most convenient neighborhoods, as its close to Cupertino, Campbell, Santa Clara, and Sunnyvale. It's easy to hop on the 280 freeway from West San Jose and get where you need to go, whether that be to work or to shop at Santana Row or Westfield Valley Fair.

Because of its central location, West San Jose is highly desirable for families. Niche.com rates it as the #1 best neighborhood in San Jose and the #2 best neighborhood for raising a family. Because of its location and highly-regarded schools, the West San Jose real estate market is very competitive.
